Our verdict
loanDepot offers a broad loan range, including FHA 203(k) and jumbo loans, plus a Lifetime Guarantee on future refinance lender fees, but its below-average 2025 J.D. Power score and lack of a published rate table mean you should compare its Loan Estimate with other lenders.

What loanDepot offers
Conventional fixed and adjustable loans. loanDepot calls the traditional fixed-rate mortgage its most popular program for both purchases and refinances, and offers adjustable-rate loans for borrowers who expect to stay short-term or want a lower starting payment.
FHA loans. loanDepot's FHA page says borrowers need a minimum FICO score of 580 to qualify for a 3.5% down payment, and that scores between 500 and 579 require 10% down. FHA loans carry mortgage insurance premiums (MIP) regardless of the down payment, which loanDepot itself lists as one of the main drawbacks because it raises the monthly payment.
VA loans. For eligible service members, veterans and some surviving spouses, loanDepot's VA page highlights no down payment requirement, no private mortgage insurance, and VA limits on the closing costs lenders can charge.
FHA 203(k) renovation loans. loanDepot offers both standard and streamline 203(k) loans, which roll the cost of repairs into a single FHA mortgage for a purchase or refinance. Renovation funds are held in escrow and released to contractors as milestones are met. The standard version handles major renovations with more paperwork; the streamline version requires less paperwork.
Jumbo loans. The jumbo page advertises borrowing up to $3 million, with fixed-rate jumbo options and 3-, 5- and 7-year jumbo ARMs. The same page claims loanDepot closes loans "up to 50% faster than the industry average" and puts a typical closing at about 30 days. Those are the company's own claims; ask your loan officer for a realistic date for your file.
Cash-out refinance and HELOC. loanDepot markets cash-out refinancing for debt consolidation, home improvements and other expenses, and sells an online HELOC. For the latest HELOC eligibility change and its fine print, see our loanDepot HELOC eligibility report, and for how the three main ways to borrow against a home compare, see HELOC vs cash-out refinance vs personal loan.
The Lifetime Guarantee, read closely
loanDepot's Lifetime Guarantee is its main sales point. The promise: after you finance with loanDepot once, it will waive its lender fee when you refinance the same property with loanDepot in the future. HELOC borrowers get up to a half-point waiver of closing costs when refinancing the HELOC with loanDepot.
The terms on the Lifetime Guarantee page narrow that in several ways:
- Lender fee only. "Lender fee" does not include discount points, and the terms describe the waiver only as the lender fee, so expect to pay other closing costs such as third-party charges.
- Same property, same lender. It applies to refinancing a loanDepot loan on the same property, and it is non-transferable.
- Exclusions. It does not apply to loans to buy a new property, new separate liens such as home equity loans, renovation loans, bond loan programs or down payment assistance programs.
- Waiting period. For guarantees issued on or after January 1, 2019, it cannot be redeemed within 12 calendar months of the date issued.
- No promise of approval. The page says loanDepot cannot guarantee that a borrower will qualify for a future refinance, and that the terms can change without notice.
- You must ask for it. Future applicants must contact loanDepot through its Lifetime Guarantee page or by phone to use it.
In practice, the guarantee is worth something only if loanDepot's future rate is competitive. A waived lender fee does not help if another lender offers a lower rate or lower total costs on your next refinance, so it is a reason to get a loanDepot quote next time, not a reason to skip comparing.
Customer satisfaction
In J.D. Power's 2025 U.S. Mortgage Origination Satisfaction Study, as reported by Inman, loanDepot scored 722 on a 1,000-point scale. The industry average was 760. Citi ranked highest with 802, and nonbank rival Rocket Mortgage scored 762. Other lenders below the average included Mr. Cooper (697), Truist (709), PNC (721), New American Funding (726) and CrossCountry Mortgage (735). The study surveyed more than 10,000 borrowers who bought a home or refinanced in the prior 12 months.
A score below average does not mean every loan goes badly, but it is a signal to keep close track of deadlines, document requests and rate-lock dates if you choose loanDepot.

The 2024 data breach
In a quarterly SEC filing, loanDepot said it announced a cybersecurity incident on January 8, 2024, and that an unauthorized third party gained access to sensitive personal information of about 16.9 million people. The company said it notified regulators and affected individuals and offered free credit monitoring and identity protection.
The resulting class action, In re loanDepot Data Breach Litigation, settled for a $25 million fund. The settlement website says the class covers about 16,924,007 people who received a breach notice, with benefits including two years of financial monitoring and identity theft insurance, cash payments, an extra payment for a California subclass, and reimbursement of documented out-of-pocket losses up to $5,000. It lists a final approval hearing on August 25, 2025.
For borrowers, the practical step is the same with any lender: upload documents only through the lender's official portal, and consider a credit freeze while you are not actively applying for credit.

How to compare loanDepot with other lenders
The Consumer Financial Protection Bureau says lenders must give you a Loan Estimate within three business days of receiving your application, and that every lender uses the same standard form. The CFPB recommends requesting Loan Estimates from several lenders and comparing origination charges in particular.
A sensible approach is to request a Loan Estimate from loanDepot and from at least two other lenders on the same day, with the same loan amount, term and points, then compare the interest rate, APR, origination charges and cash to close side by side.
Who loanDepot suits
- Borrowers with fair credit looking at FHA, given its published 500 and 580 score thresholds.
- Buyers of fixer-uppers who want a single 203(k) loan for the purchase and the repairs.
- Homeowners who expect to refinance again and would use the Lifetime Guarantee.
- Look elsewhere first if a smooth, high-touch service experience is your top priority, given its satisfaction scores.
